Saypol Putting In Another Large Tract Development
$675,000 for 40 acres

Sublette County's most successful developer, Ron Saypol of Jackson, announced last week that he is putting in yet another large tract development in Sublette County. Mr. Saypol's latest development is located just this side of the Hoback Rim on Packer and Spring Creeks. Access is from the Miner Creek Road.

Mr. Saypol has named his latest project the "Packer Creek" development. He plans to divide 406 acres of hills with pine and aspen trees into nine 41 to 53-acre parcels. The properties will be listed with Jackson Hole Realty, and asking prices will range from $375,000 to $675,000. Mr. Saypol says two of the parcels have already been spoken for.

While six of the parcels have water running through them, there is limited fishing. There are "opportunities for ponding," says Mr. Saypol, but the properties won't be marketed for their fishing opportunities. "This is cabin in the woods type stuff."

Mr. Saypol has one partner in the project, whom he wouldn't reveal. The property was purchased from David and Sharon Keller, who in turn purchased it from the Schwabachers. Mark Biffle and Teletractors of Pinedale have been hired to to build roads and put in utilities for the development.

Mr. Saypol also developed Jack Schwabacher's old 3,300 acre Quarter Circle 5 Ranch west of Pinedale into the $20 million, 7 Mile River Ranch fishing retreat. These 19 parcels averaged 180 acres, with an average asking price approaching $1 million. The last one sold this April.

When asked if he was looking at any more property in Sublette County to develop, Mr. Saypol responded, "I'm always looking."
